JOB SUMMARY: Performs a wide range of duties relating to the origination of residential first mortgage loans for outside referrals. Meets standards and objectives defined by management for mortgage loan sales. Assumes overall responsibility for the residential mortgage loan from application to closing.
A. ESSENTIAL FUNCTIONS (Listed in order of importance, frequency or sequence, 1=most important/frequent, etc.). NOTE: Indicate non-essential accountabilities with an asterisk*. All other functions are “absolutely necessary for this job”.
1.Generate sales of residential mortgage loans and pipeline by engaging in sales calls at realtor offices and other external locations.
2.Develop referral contacts (realtors, builders, professional and personal contacts)
3.Maintain knowledge of Westfield Mortgage Company’s policies and procedures
4.Maintain knowledge of available loan products, processing procedures, and underwriting and general departmental guidelines
5.Follow defined protocol for escalation exceptions
6.Take applicant applications by completing Fannie Mae form 1003 on the laptop
7.Utilize the laptop for communication and access of daily rates, applicant credit reports and automated underwriter
8.Collect appropriate documentation from each applicant and deliver loan package in the time frames set by management
9.Manage pipeline for all originated loans through closing and complete required management reports
10.Maintain high levels of customer service while managing each applicant’s and support staff’s expectations
11.Attend and participate in all lending meetings as required by management
12.Maintains awareness, understanding and compliance with the Bank's internal policies and procedures, laws and regulations appropriate for this position.
13.Provides assistance in response to regulatory and internal/external audit requests.

B. JOB SPECIFICATIONS/EXPERIENCE/CERTIFICATION/EDUCATION:
•Two or more years relevant loan experience
•High school diploma
•Knowledge of conventional and/or government lending guidelines
•Knowledge of residential mortgage processing, underwriting and closing procedures
•Knowledge of federal lending regulations governing real estate lending
•Demonstrated organizational skills
•Strong written and verbal communications skills
•Demonstrated teamwork and customer service skills
•Proven computer skills and basic sales technique skills
•Strong desire to excel in a competitive environment
•Proven origination experience generating at least $6mm in annual originations
•Driving record must meet company standards
•Ability to travel
•As defined by the S.A.F.E. Act, must register as a Mortgage Loan Originator with the Nationwide Mortgage Licensing System (NMLS) and maintain the unique identifying registration number.
•Knowledge of credit analysis.
Must be proficient in the use of PC, Phone, Fax, copier and related equipment.
