JOB DESCRIPTION:

Position Summary:
Responsible for assisting and supporting the management of the Maintenance Department.  Creates an environment for the health, comfort and well being of residents, visitors and staff within the ministry.
 
Key Responsibilities/Essential Functions: 
 

  • Assists in maintaining heating, ventilating, air conditioning, electrical, refrigeration and plumbing systems.
  • Keeps the ministry in good repair including, but not limited to:  painting, replacing worn or stained tiles, repairing furniture, locks, baseboards, walls, trim, windows, floors, etc. 
  • Performs scheduled preventative maintenance according to PM program.
  • Performs maintenance on ministry equipment, including but not limited to, washers, dryers, boilers, lawn mowers, ovens, steamers, mixers, wheelchairs, housekeeping equipment, etc.
  • Carries out organizing fire drills and assures that all fire safety equipment is in working order.
  • Performs grounds maintenance as needed. 
  • Helps maintain safe and secure environment by patrolling property; monitoring surveillance equipment; inspecting building access points; and permitting entry.
  • Provides pick-up and delivery services as needed.
  • Performs routine maintenance on ministry vehicle(s).
  • Follows all safety procedures, reports all hazardous conditions and equipment.
  • Assures ministry and work assignment areas are clean and free from clutter and debris.
  • Assures that equipment, tools, supplies, are organized and properly stored.
  • Completes job assignments in allotted time. 
  • May perform other duties as assigned or requested

 
 
Management Responsibilities:
 

  • In the absence of the Director, shall have administrative authority over and responsibility for the functions and activities of the department. 
  • Monitors staff compliance with infection control, personal protection equipment, blood borne pathogens, hazardous material handling and fire safety.
  • Participates in the employee evaluation process by providing information on the performance of staff.  

JOB REQUIREMENTS:

Qualifications:
 
Education and/or Experience
 

  • A High School Diploma or its equivalent preferred.
  • Two years experience in building maintenance preferred.

  • Ability to access all areas of the facility throughout the work day.
  • Ability to lift up to 50 pounds occasionally, 25 pounds frequently and 7 pounds constantly.
  • Required to obtain assistance of another qualified employee when attempting to lift or transfer objects over 25 pounds.
  • Occasionally lift or move up to 25 pounds above the head.
  • Requires constant hand grasp and finger dexterity; frequent standing, walking, pushing and repetitive leg and arm movements, occasional bending, reaching forward and overhead, crouching and kneeling.
  • Occasionally required to sit in a stationary position.
  • Tolerate standing and walking for up to 8 hours at a time on hard and soft surfaces.
  • Frequently able to communicate verbally and in written form.
  • Frequently able to detect and discern both loud and soft sounds such as voices and phone calls.
  • Frequently able to use all types of vision, such as close vision, distance vision, color vision, peripheral vision, and depth perception, to complete daily tasks.
  • Constantly required to detect unusual odors that could indicate environmental issues.

 
 
Working Conditions:
 

  • Position is Category I of Potential Exposure. Use of appropriate Personal Protective Equipment () is required for every employee engaging in Category I tasks.  Frequently exposed to blood, body fluids, fumes, or airborne particles, and sharp objects potentially contaminated with blood borne pathogens or other infectious agents.
  • The noise level in the work environment is usually moderate.
  • Work is generally performed in an indoor, well-lighted, well-ventilated, heated and air-conditioned environment.
  • Subject to frequent interruptions by staff, residents, visitors, and volunteers.
  • Subject occasionally to hostile and emotionally upset residents, family members, staff, and visitors.
