Job Description:
The Director of Retail Operations is responsible for tenant and public relations, negotiation of contracts, staff supervision, office management, budgeting and monthly financial analysis and reporting. Liaison on behalf of Sands Casino Resort Bethlehem with Leasing Agents and tenants. Point of contact for all tenant issues and Mall operations.  This position will also participate in the development of mall marketing programs.  All duties are to be performed in accordance with departmental and The Sands Casino Resort Bethlehem policies, practices, and procedures.

  • Assist in the development and execution of the plan for Sands Bethlehem Retail Mall
  • Responsible to work with an approved leasing agent to identify leasing opportunities to retail entities to occupy the Sands Bethlehem Retail Mall.
  • Responsible for liaison between retail vendors and Leasing Agents, Construction and Operational Departments
  • Structure and negotiate on behalf of Sands Bethlehem the most optimal terms in relation to partnerships and other proposed transactions
  • Responsible for negotiating lease terms most beneficial to Sands Bethlehem.
  • Responsible for coordinating with Construction on the completion of the Sands Mall
  • Work closely with all management directly affected by project to :          
    1. provide communication and update
    2. Gain operating department input and insights/feedback.
    3. Achieve stated goals.
  • Provides input into and executes strategic plan for assigned department(s) consistent with the strategic vision of Sands Bethlehem.
  • Provides input and direction in the development and monitoring of fiscal budgets, division operations and marketing strategies to produce both short term and long-term profitability for Sands Bethlehem.
  • Performs additional duties as directed by senior management.
Manage staff and organize department functions in accordance with company guidelines. Delegate tasks and department assignments or projects, meeting deadlines related to those assignments. Focus on achieving the goals or objectives of the department using available resources (staff and budgetary). Evaluate the schedule or timelines related to the completion of assignments, while maintaining service and/or product quality.
 
Develop staff skills to enhance department effectiveness and manage resources to eliminate excess cost or unnecessary expenditures.
 
Job Requirements:
MINIMUM EMPLOYMENT REQUIRMENTS: 21 years of age, proof of authorization/eligibility to work in the United States, High School Diploma or equivalent and college degree. An advanced degree in business or retail development is desirable.  Ability to communicate effectively in a positive/upbeat fashion utilizing English; both in oral and written form, interpersonal skills to deal effectively with all business contacts, maintain a professional, neat, well groomed appearance adhering to Sands Bethlehem appearance standards, maintain consistent adherence to the Sands Bethlehem Standards of Steel, work varied shifts, including weekends and holidays.
 
SPECIFIC POSITION REQUIREMENTS: 5-10 years operational experience in a high volume Mall, preferably a high end outlet Mall.. Must have major mall or outlet management experience. Must possess entrepreneurial and self-starter qualities amplified by creative and strategic solutions-orientation thinking capabilities. Demonstrated ability to drive analytic and financial rigor into the development process-from start (pro-forma) to finish (structuring, negotiation, due diligence). Familiarity with the Retail industry in order to make knowledgeable assumptions and build practical plans into development analysis (ability to “speak the language” of design and construction process. Must be able to provide cursory overviews of retail development activity in the market to understand where competitors and partners are active. Ability to work effectively with a wide range of internal and external constituencies, ranging from joint venture partners to government agencies. Must possess excellent leadership capabilities, charisma and communication skills to influence, inspire and motivate key stakeholders and Team Members around a single vision. Must possess a strong financial acumen and bottom line orientation. Ability to work collaboratively and communicate with senior management team.  Work in a fast-paced, busy, and somewhat stressful environment, maintain physical stamina and proper mental attitude and ability to deal effectively with guests, management, employees and outside contacts while working under pressure and meeting deadlines, able to frequently move freely about the office, sit for long periods and withstand various activities such as frequent walking, standing, bending, maintain manual dexterity to access computer via computer keyboard and operate office equipment, such as telephones, copiers, fax machine, etc. and able to access all areas of the facility and travel off property when representing Sands Casino Resort/Bethlehem.  Must be able to qualify for and obtain a Pennsylvania Gaming Control Board License.
